			<description><![CDATA[Remember that lease in Thailand is a rental, or tenancy, only the periodical rental for the term is prepaid suggesting leasehold as is know in other jurisdictions. Lease in Thailand is a hire of property contract between 2 parties and you will become a tenant and you will not obtain control over the property or even your 'lease'. Hire of property contracts are between you and the owner and enforcing various 'options' in the lease is something else, especially if the propoperty has been transferred during the lease term and you are dealing with a third party. The superficies option gives some more security, but not beyond 30 years.superficies option So the 30 years rental is secure, max, and when you die prior to that the lease (tenancy) is terminated, but not the superficies!]]></description>

			<description><![CDATA[Ok, wife owns the land, and I take out a 30 year lease with her. I include superifies, and build a house. Then I mortgage the house. The mortgage is not paid up. There is 1 baht to pay to close the mortgage, which I leave open in my name and registered at the land office against the land. What happens to the property on the land when the 30 year lease is up if I refuse to settle up the mortgage?]]></description>

So if my spouse (girlfriend) owns the land, and I lease the land, but own the buildings, then after 30 years or my death (whichever is the sooner) she gets the lot! Right? Even if we have split up, she gets the lot? There has to be something in law that prevents that. Can others own the land? Can a solicitor own the land, lease it to me, and then deal with the land on my death through the wishes of a will? :-*]]></description>

			<description><![CDATA[Good 4 u! Welcome to Thailand. I guess I would be able to register 3 consecutive lease with the same land official, if you insist and persuade the official the correct Thai way. It's a 30 year lease you have under Thai law. The total lease term is under Thai Civil law reduced to 30 years, irrespective the registration of the second 30 year lease term by the local land official! In fact they can do this without being liable for damages as a result of the registration of a void or voidable act.]]></description>

			<description><![CDATA[ Sure, if you are able to explain it to the land office. They are generally not familiar with superfiices, as no one uses it in Thailand! It is a common property right in Western Europe, and you should add a superifies to a land lease IF YOU BUILD ON IT!]]></description>
