			<description><![CDATA[Robert says: &quot;Remember that lease in Thailand is a rental, or tenancy, only the periodical rental for the term is prepaid suggesting leasehold as is know in other jurisdictions. Lease in Thailand is a hire of property contract between 2 parties and you will become a tenant and you will not obtain control over the property or even your 'lease'. Hire of property contracts are between you and the owner and enforcing various 'options' in the lease is something else, especially if the propoperty has been transferred during the lease term and you are dealing with a third party. The superficies option gives some more security, but not beyond 30 years.superficies option So the 30 years rental is secure, max, and when you die prior to that the lease (tenancy) is terminated, but not the superficies!&quot;]]></description>

The total lease term is under Thai Civil law reduced to 30 years, irrespective the registration of the second 30 year lease term by the local land official!
